Below six bedrooms, Seminyak offers an enormous and largely reliable choice. Above it, the market narrows sharply and the variation in quality becomes severe. This is the point at which a group has to stop filtering on numbers and start reading floor plans, because the difference between two six-bedroom properties can be the difference between a memorable fortnight and a fortnight of low-grade friction.

The central distinction is between an estate and a cluster. An estate is one house, designed as a single household: shared living space at the centre, sleeping wings arranged around it, one kitchen scaled to the whole party. A cluster is two or three separate small villas sold together, each with its own modest living room and kitchenette, often behind a shared gate. The bedroom count is identical. The experience is not.

Clusters have their uses and are frequently cheaper. For two families who genuinely want separate space, or a group where half go to bed at nine and half at two, the separation can be a benefit. What they cannot do is put twelve people around one table, which for most groups is the entire point of taking a house. Ask the question directly: is this one building or several?

The Oberoi area — the lanes off Jalan Kayu Aya running toward Petitenget — holds most of Seminyak's serious large houses, and there is a reason. It was developed early, the plots are generous by current standards, and the gardens have had twenty years to mature. Newer large villas further out have bigger rooms and smaller trees, and in this climate the trees matter more than most people expect.

The specifics that decide a large-group stay are unglamorous and easy to check. How many the main table seats. Bathroom-to-bed ratio, and whether any bedroom lacks its own. Whether the bedrooms are genuinely equivalent or whether one couple is clearly drawing the short straw. Whether there is a second sitting area away from the main one. And whether the kitchen can take two or three people working at once.

Staffing at this size is generally included and is a large part of what you are paying for. A good six-bedroom house in Oberoi comes with daily housekeeping, a cook for breakfast and usually other meals, a pool man and often a manager on call. Established properties tend to have staff who have been there for years, and it shows in ways that are hard to quantify and obvious within a day.

Location within Seminyak matters more at this size, not less, because moving twelve people is harder than moving two. A house within walking distance of restaurants means the group can split up in the evening without organising transport, which is the difference between a relaxed week and a nightly logistics meeting. A house twenty minutes out will need two cars and a plan.

Age is an underrated advantage in this part of Seminyak. The Oberoi lanes were built out early enough that the gardens are mature, and a twenty-year-old frangipani or a grown banyan does more for a courtyard than any amount of new hard landscaping. It also means the staff at established houses have frequently been there a decade or more, and the difference in how a property runs is obvious within a day.

The counterweight is that older buildings need maintaining, and in this climate they need it constantly. Damp, salt, insects and sun are all working against the fabric year-round. When looking at an older estate, pay attention to the bathrooms and the outdoor furniture in the photographs — they are the first things to look tired, and they are a reliable proxy for how seriously the owner takes upkeep.

Noise is worth thinking about at this end of the market, because the same walkability that makes Oberoi convenient puts some houses within earshot of venues that run late. The lanes off the main strip are generally quiet; a few properties closer to the beach road are not. Ask directly what is audible at midnight on a Saturday, which is a question managers of good houses answer without hesitation.

For a group of ten or twelve, the case for Seminyak over the more dramatic parts of the island comes down to independence. In Oberoi people can peel off — two go for a walk, three go for a coffee, someone takes a child to the beach — without anyone organising a car. That freedom is invisible in photographs and it is the single thing most likely to make a fortnight together feel relaxed rather than logistically managed.

The honest summary: at six bedrooms in Seminyak, you are choosing a building rather than a number of beds. Get the floor plan, count the seats and the bathrooms, establish whether it is one house or three, and check what you can walk to. Those four answers predict the fortnight better than any photograph.
